Leggee Elementary has historically served Talamore. District 158 has done boundary adjustments before — confirm the current attendance area in writing for the specific address.

Talamore has grown across roughly two decades and three distinct product types. The original developer started single-family in 2006. CalAtlantic / Ryland built the mid-cycle townhomes and single-family. Lennar arrived in 2021 with Andaré — a 78-home 55+ ranch enclave on the north side of Talamore Boulevard. Same master plan, same amenities, three very different buyer profiles.

What it's actually like to live here

Talamore feels like a real community, not a subdivision. The clubhouse runs an actual calendar — fitness classes, kids' programs, holiday events, summer pool days that fill up. Neighbors recognize each other on the walking trails. The lakes get used. The sports park stays busy on weekends. If you want a community where it's easy to actually meet people, Talamore is one of the easier places in McHenry County to do that.

The vibe shifts depending on which side of the master plan you're on. Townhome buyers tend to be young families and downsizers who want low-maintenance living without the 55+ age restriction. The single-family core is families with school-age kids — the Leggee playground feel. Andaré on the north side of Talamore Boulevard is its own quieter ranch enclave for active adults 55 and older. All three groups share the clubhouse and the lakes, which is part of why the community works.

Practical reality: Talamore is on the north side of Huntley, just north of Del Webb Sun City off Route 47. You're 5 minutes from Jewel-Osco and the Walmart Supercenter on Route 47. Algonquin shopping, Crystal Lake, and Woodstock are each a short drive in different directions. I-90 is close enough to get to the city when you need to — just budget for the rush-hour reality (more on that in the real-talk section).

Real talk

Who shouldn't buy here

If you don't like HOA living, Talamore isn't your community. There are plenty of houses in Huntley and the surrounding towns where nobody is going to send you a letter about your trash cans, your siding color, or your front-yard landscaping. Talamore is the opposite of that. The HOA structure is part of why the place looks the way it looks — mature landscaping, consistent street appeal, well-kept amenities — and it's the same structure that bothers buyers who want to be left alone. Know which kind of buyer you are before you fall in love with a floor plan.

If you're banking on I-90 being a quick city commute, walk that one carefully. Getting to the I-90 ramp from Talamore is genuinely fast — 5 minutes. Getting through I-90 to downtown Chicago at 7:45 a.m. is a different story. The ramp is easy. The drive is not. If you're going to do that commute every weekday, sit in it once on a Tuesday morning before you write an offer. People who come in expecting a 50-minute door-to-Loop run end up frustrated. People who come in knowing it's an 80–90-minute reality and budget for it are fine.

One more thing on the HOA side: dues at Talamore vary by build year and product type. The number on a 2014-build single-family isn't the number on a 2020-build single-family or on a townhome or on an Andaré ranch — and the master association ($68/mo) layers on top of most of them. Don't trust a Zillow estimate or a stale listing remark. Pull the current statement on the specific home before you write an offer.

One piece of advice

Talamore is a great community with plenty to do and friendly neighbors — you'll be 5 minutes from Jewel-Osco and the Huntley hospital, 15–25 minutes from Algonquin, Crystal Lake, and Woodstock shopping, and right on Route 47 for I-90 and Route 176. If access to I-90 and Route 176 is what you actually need, Talamore is the best halfway point I can show you. Huntley keeps developing, prices are still reasonable for what you get, and the lifestyle the master plan delivers is hard to match elsewhere in McHenry County at this price point.
